Scope of Work
The contractor shall provide all labor, materials, and equipment for the following:
- Design: Develop a complete design package for a 30' x 40' mezzanine, adhering to specified codes and standards. The design should prioritize a maximum of nine (9) support columns and avoid new footings where feasible. Alternative proposals are acceptable.
- Construction: Fabricate and erect the steel structure, decking, and stairs.
- Enclosure & Finishes: Frame and finish interior walls and the ceiling for the upper level, including flooring (carpet tiles or LVP options), cabinetry, and other specified finishes. A break room with upper/lower cabinetry, a double-basin sink, faucet, and disposal is required.
- Utilities: Install electrical, data, and LED lighting systems for both the upper mezzanine and the ground floor area below. This includes dedicated circuits for refrigerators (3) and microwaves (4) in the break room. Plumbing supply and drain lines will be stubbed out for customer connection.
- Safety Systems: Integrate fire alarm and suppression systems as required by code.
Technical Requirements
Key specifications include a minimum 11'0" clear height from the ground floor to the underside of the mezzanine, load-bearing capacity for office/assembly occupancy, and light grey industrial-grade paint for all steel components. All work must comply with the latest editions of Unified Facility Criteria (UFC), Hill Air Force Base Facility Design Standards, and all applicable local and national building, electrical, plumbing, mechanical, and fire safety codes.
