- Analyzing comparable properties (sold within the last 24 months) that represent eligible ACEP-WRE land types.
- Identifying and describing market conditions, excluding improvements like homes or barns from valuation.
- Preparing a comprehensive written report detailing findings, including market area descriptions, land use categories (Agricultural Land, Other Land), and valuation of specific land types (e.g., cropland, pasture, CRP).
- Delivering written and digital reports, sales data spreadsheets, and participating in meetings.
- Ensuring the AWMA report is clear, accurate, complete, and compliant with Uniform Standards of Professional Appraisal Practice (USPAP), with a minimum of 10 comparable sales per land use per market area.
