Scope of Work
The contractor will provide comprehensive HVAC services, including preventive maintenance (per ASHRAE Standard 180), corrective maintenance, and emergency repairs with a 4-hour on-site response time for critical systems. Services cover core HVAC systems (boilers, chillers, AHUs, RTUs, VAVs), ancillary systems (domestic hot water, ice machines, refrigerators, exhaust fans), and server room HVAC systems requiring precise temperature and humidity control.
Key upgrade requirements include control system replacement in the Visitor Center, Administration Building, and Memorial Amphitheater, with Building Automation System (BAS) upgrades to meet UFGS specifications. The scope also includes the replacement of a 5-ton HVAC unit in the ANC Administration Building's server room, adhering to ASHRAE Standard 90.4, to be completed within 30 days of Notice to Proceed. Scheduled duct cleaning (estimated 100-3500 linear feet annually) is also part of the scope. All work must comply with FAR, DFARS, AR, and ASHRAE standards.
