Lease Agreement

• Construction/Alterations: Lessor is responsible for initial build-out and any alterations requested by the Government, adhering to specified construction and security specifications.

• Insurance: Lessor must maintain public liability and property damage insurance.

• Access: Government has the right to access the premises for inspections, installations, and during construction.

• Alterations: Government may request alterations, which will be ordered via Supplemental Agreement.

• Acceptance: Government acceptance of the space is contingent upon substantial completion and issuance of a Certificate of Occupancy (C of O).

• Condition Report: Joint inspection of premises upon delivery and final inspection upon termination.

• Documents Incorporated: Includes Floor Plan, General Clauses (GSA Form 3517B), Construction and Security Specifications, etc.

• Notices: Procedures for official written communication between parties.

• Disputes: Governed by 41 U.S.C. Chapter 71, Contract Disputes.

• Reconciliation: Clause for adjusting monthly payments based on changes in operating costs (CAM, taxes, insurance, utilities) after presentation of statistical data.
