To completely replace the existing fire alarm system at the Corpus Christi Courthouse with a new networked nodal, "intelligent", fire emergency voice evacuation and communication system.

• Provide all materials, labor, tools, equipment, and daily supervision for the replacement.

• Install a new networked nodal fire emergency voice/alarm communication system.

• The system shall include control equipment, remote network node panels, interfacing, power supplies, signal initiating and notification devices, conduit, wire, and fittings.

• Interface with fire sprinkler systems, elevators, HVAC equipment, smoke control equipment, and secure doors.

• Provide and install delayed egress door hardware.

• Interface with the atrium smoke control system via beam detectors.

• Install duct detectors on the supply and return sides of all air handlers, programmed as supervisory signals.

• Reconnect new duct detectors and beam detectors to the BAS system.

• Provide a Fire Fighter's Smoke Control Panel.

• Remove the old fire alarm system and raceway/conduit after the new system is accepted.

• Patch and paint all finishes damaged during construction, including replacing ceiling tiles.

• Work is anticipated to be 10% during normal business hours and 90% after normal business hours.

• Notify Project Manager and Building Manager at least 72 hours in advance of any work causing disruption.

• Maintain a set of hand-marked, current red line contract drawing prints on site and update daily.

• Provide as-built record drawings (AutoCAD and PDF) upon project completion.

• Conduct daily progress meetings and submit daily logs/reports.

• Substantial Completion and Final Completion meetings will be held.

• Total period of performance: 365 days (includes 95 days for security clearances, pre-work submittals, and material ordering).

• Actual construction period: 275 calendar days.

• Contractor must initiate the fitness determination process (security clearance) within 10 days of receiving the Zone D HSPD-12 instructional email.

• Contractor shall superintend the work or assign a competent superintendent.

• All workspace, staging areas, and material transport areas must be kept clean daily.

• Contractor is responsible for protecting existing finishes and utilities.

• Identify agency-specific access requirements.

• Liquidated Damages: $199 per calendar day of delay.

• Submittals include: Contractor Licenses, Submittal Log, CPM Gantt Schedule, Product Cut Sheets, MSDS, Shop Drawings, Calculations, and Safety Plan.

• Close Out Plan includes: Final Punch list, Customer Acceptance, As-Built drawings, Close Out Documents (O&M Manuals, Warranty, etc.), Final Completion Meeting, return of Government Furnished Equipment, and SBU/CUI documentation.

• Final Payment may be withheld until all Closeout items are received.
