Scope of Work

The contractor will perform:

  • Preventative Maintenance: Quarterly, semi-annual, and annual tasks including general operation checks, control system verification, refrigerant checks, oil analysis, electrical inspections, safety interlock testing, and performance reviews. All tasks must be tracked in FAMIS 360.
  • Corrective Maintenance: Diagnosis and repair of mechanical, electrical, or control system faults; replacement of defective parts; refrigerant recovery, evacuation, and recharging per EPA guidelines; leak detection; functional tests; and condenser/evaporator tube cleaning.
  • Refrigerant Monitor Maintenance: Per manufacturer recommendations, including inspection, power-on tests, alarm tests, sensor calibration, and cleaning.

Key Requirements

Offerors must possess at least five years of HVAC industry experience servicing Trane CenTraVac Centrifugal chillers or equivalent. Electrical work must comply with NFPA 70E, and work at height with OSHA. A plan for technical support and emergency response, including a 24-hour technician dispatch guarantee and rapid reporting for system failures, is required. Bidders must identify at least two key technicians, logistics/communication personnel, and a QA Representative. Employees will undergo Subcontractor Orientation and CUB Training.
