Scope of Work
This acquisition consolidates renovation, seismic upgrades, life-safety improvements, accessibility compliance, and compound security enhancements into a single design/build construction contract. Key work areas include:
- Site & Landscape: Tree removal, stump grinding, koi pond backfilling, repaving, pool fencing, new pump room roof, exterior washroom modification for ABA, exterior railings, roofing/gutter repair, wall repair, landscaping.
- Interior Renovations: General repairs to plumbing, ceilings, walls, finishes; new kitchen partition/doors; powder room renovation for ABA; flooring replacement/leveling.
- Utility System Upgrades: Repairs to plumbing, HVAC, electrical systems; seismic reinforcement; additional HVAC; exhaust fans; plumbing disinfection; sediment backwash; water tank protection; pool/hot tub compliance; sewer modification; complete electrical renovation (circuitry, grounding, generator, power quality, light fixtures).
- Fire/Life-Safety: Installation of an Ansul wet chemical fire extinguishing system in the commercial kitchen.
- Security Enhancements: Design and construction of a 9 ft high perimeter wall with anti-climb features, a fully enclosed guard booth at the driveway entrance, perimeter gates (pedestrian and driveway) matching wall height with anti-climb features and access control systems, and 360-degree security lighting.
