Furnishing and Installation of Oil Shaft Seal for Chiller 1 at B6582-JBSA Lackland

Statement of Work (SOW)

To purchase and install an oil shaft seal on Chiller 1 located in the mechanical room of B6582 at JBSA-Lackland, San Antonio, TX.

• Furnish all supervision, labor, transportation, materials, tools, incidentals, equipment, and quality assurance for the removal, disposal, and replacement of the oil shaft seal.

• Provide all lifting equipment, specialty tools, parts, and qualified technicians.

• Install a new, OEM-approved oil shaft seal compatible with the existing York Model YKFTFT-CMGS chiller, providing documentation of OEM approval and warranty information.

• Coordinate with designated facility personnel for scheduling to minimize disruption to building operations, including lockout/tagout procedures and safety precautions.

• Carefully remove the existing oil shaft seal, taking precautions to avoid damage to the chiller shaft or surrounding components.

• Properly dispose of the old seal and any contaminated materials according to local regulations.

• Install the new oil shaft seal according to manufacturer specifications and best practices, ensuring proper alignment and lubrication.

• Conduct a thorough leak test after installation and document the results.

• Clean the work area upon completion, removing all debris and tools, leaving the area in a clean and orderly condition.

• The work site shall be kept neat, orderly, and safe for workmen at all times.

• Daily clean-up of the work site is required, including repair areas, stage areas, parking, and eating areas.

• Project work is to be performed at Lackland Air Force Base, Building 6582.

• At least a 10-day notice is necessary for government coordination.

• The performance period is estimated to be completed in 5 calendar days.

• Normal duty hours are Monday through Friday, 7:00 AM to 5:00 PM, except on government holidays.

• A 5-year full warranty covering units, labor, and installation is required.

• Contractor employees must comply with all base traffic regulations.

• Contractor shall identify and report HAZMAT usage to the HAZMAT Pharmacy according to local procedures and submit an AF Form 3952 for each item.

• Submit Material Safety Data Sheets (MSDS) as directed by FAR 52.223-3.

• Submit a monthly actual usage report of hazardous/toxic materials to the HAZMAT Pharmacy by the 5th calendar date of each month.

• All work shall be accomplished in accordance with CEO Contract Specifications, applicable Uniform Building Codes, Air Force Base Regulations, and OSHA Requirements.

• Contractor generated refuse and waste shall be stored in a waste container provided by the Contractor and hauled to a disposal area outside the physical boundaries of the project, complying with environmental requirements.

• Government furnished services include utilities (water and electricity) and emergency, fire, and security police response.

• A site visit is highly recommended to verify dimensions and address questions.
