  • Space Type & Size: Exactly 29,600 ABOA Sq. Ft. for office and lab (special use).
  • Parking: 130 reserved surface parking spaces are required, with an additional 130 commercially available parking spaces within one walkable block.
  • Lease Term: A full term of 20 years, with a firm term of 18 years.
  • Building Characteristics: Must be in a prime commercial/business office district with attractive, professional surroundings. The building cannot be in a retail setting and must be at least 300 walkable feet from homeless shelters, dispensaries, drug treatment facilities, law enforcement, manufacturing/industrial zones, and K-12 schools.
  • Configuration: Space must be contiguous on one floor or vertically contiguous on two floors, with ground or lower levels preferred for easy public access. It must allow for an efficient layout of required adjacencies.
  • Accessibility & Services: Requires LEED Certification Interior Design and Construction (LEED ID+C). A loading dock and an accessible freight elevator (minimum 44" door clearance, capable of accommodating a full-sized palette if multi-story) are mandatory. The space must allow for separate public and employee entrances.
  • Amenities: Three to five amenities must be located within a safe, walkable 1/2 mile of the building.
  • Structural: Minimum floor load of 150 PSF for files and storage, and minimum column spacing of 20' X 20'.
  • Compliance: Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards. It must not be in the 1-percent-annual chance floodplain and must comply with Section 889 of the FY19 National Defense Authorization Act (NDAA).
  • Lease Type: A fully serviced lease is required. Subleases will not be considered.
