Statement of Work (SOW) / Performance Work Statement (PWS)

This Statement of Work (SOW) details the requirements for full maintenance and repair services for the Trane Tracer Ensemble HVAC and Building Automation System (BAS) at the Stratton VA Medical Center in Albany, NY.

• HVAC System Maintenance & Repair: Provide all labor, parts, materials, and transportation for quarterly maintenance and inspection of listed equipment. Includes diagnosis, repair, and replacement of faulty components. Emergency services are available 24/7/365. Written reports are required after each inspection or service call.

• Building Automation (BAS) Support: Includes diagnostics support, software maintenance (including upgrades within 30 days of release), and software licensing for specified tools. Maintenance covers controller software, system software, application software, and building management software.

• Hardware Maintenance & Upgrades: Perform scheduled preventative, predictive, and diagnostic services on specified PC workstations. Upgrade workstation hardware as needed to support software. Perform maintenance on field hardware and replace components with newer, functionally equivalent designs when necessary.

• System Support: Provide consultation on design changes and equipment selection. Maintain and update all system documentation and records, providing semi-annual updates to the VA.

• Critical Systems: Respond to critical system repairs within 2 hours, with 24/7/365 coverage. Non-critical system repairs are required during normal business hours (8 am - 4:30 pm, Monday-Friday, excluding holidays).

• System Logic & Graphics: Provide 80 hours per year for correcting graphical or program logic issues.

• Written reports required after each inspection, repair, or emergency call.

• Software upgrades to be installed within 30 days of factory release.
