Location

The required office space is within a specific delineated area in Denver, Colorado. This area is precisely defined by a route starting from the intersection of SR-88 and SR-177, extending east on SR-88, E. Belleview Avenue, north on S. Yosemite Street, east on E. Union Avenue, northeast on E. Cherry Creek Dam Road, south on SR-83, west on Lincoln Avenue, northwest on S. University Boulevard, and north on SR-177 back to the origin. Contract Details & Financials

The lease term is 17 years, with 15 years firm. The amortization term for both Tenant Improvements (TI) and Building Specific Amortized Capital (BSAC) is 8 years. A Tenant Improvement Allowance of $56.59 per ABOA SF and BSAC of $12.00 per ABOA SF are specified. Parking requirements include 2 reserved spaces for official government vehicles and visitor spaces per local code.

Evaluation & Submission

This is an LPTA procurement. Offerors must demonstrate the ability to meet the required Post-Award Schedule, which details a 215-working day timeline from lease award to government acceptance for design and construction. Submittal requirements include a Schedule Feasibility Narrative outlining assumptions, resources, approach, risks, and mitigation strategies, as well as Evidence of Capability (identifying A/E and at least two General Contractors).
