Scope of Work
The contractor will be responsible for providing all labor, materials, equipment, and supervision to:
- Remove eight (8) existing HVAC condensing units.
- Install new, high-efficiency, US-manufactured HVAC condensing units (minimum SEER 22+, 7-year compressor/5-year parts warranty, corrosion protection).
- Install new refrigerant piping, insulation, electrical wiring (NEC compliant), and NEMA 4X rated disconnect switches.
- Anchor units using corrosion-resistant systems, rooftop pedestals, and stainless steel hardware without roof penetrations.
- Conduct equipment startup, testing, balancing, commissioning, and operational verification.
- Provide training for Government personnel, O&M manuals, warranty documentation, and project closeout documentation.
- Comply with all manufacturer specifications, industry standards, and applicable Federal, State, and local codes, including prevailing wage rates for Puerto Rico.
Contract Details
- Contract Type: Firm Fixed Price Construction Contract.
- Period of Performance: 90 calendar days after receiving Notice to Proceed (NTP), with an anticipated timeframe of July 20, 2026, to November 30, 2026.
- Bonding: 100% Performance and Payment bonds are required.
