Scope of Work

This opportunity is for the lease of existing, fully built-out office space to support USDA Forest Service operations. The ideal space must be available for immediate occupancy, as no tenant improvement (TI) construction period is anticipated. The Government will not provide a TI allowance.

Location & Delineated Area

The required office space is located in Atlanta, Georgia. A specific delineated area has been defined, primarily encompassing parts of Dunwoody, GA, as detailed in the attached map (6GA0316 DA Map.pdf). This area is bounded by I-285, Hwy 19, Spalding Dr, Dunwoody Rd, Chamblee Dunwoody Rd, Ashford Center Pkwy, Ashford Dunwoody Rd NE, Meadow Ln NE, Perimeter Center N, Perimeter Center E, and Lincoln Pkwy E.

Lease Details

  • Lease Term: 10 Years, with 3 Years Firm.
  • Occupancy: No later than June 1, 2026.
  • Termination Rights: 90 Days.
  • Minimum ABOA: 5,019 SF
  • Maximum ABOA: 5,269 SF
  • Space Type: Office
  • Parking: 45 Surface Spaces
  • Federal Security Level (FSL): II
  • Building Specific Amortized Capital (BSAC): $12.00 per ABOA SF, amortized over 3 years.
  • Moving Cost: Offeror's sole expense for relocating Government's existing furniture, fixtures, and equipment (16 workspaces, breakroom/pantry, meeting rooms, telecom equipment) from the current location within the delineated area.
  • Antennas/Satellite Dishes: Provision for roof space, access, and use of building areas for telecommunications equipment.
  • Server Room: Up to 120 ABOA SF requiring 24/7/365 cooling.
  • Layout: Minimum 16 workspaces (private offices and open modular), contiguous space required.
  • Delivery Condition: Modern quality building, sound construction, acceptable facade. If not new, must be modernized or adaptively reused.

Evaluation & Submission

Offers will be evaluated under RLP #25REG04 using a Lowest-Priced, Technically Acceptable (LPTA) methodology, without negotiations, based on the as-is condition of the space. Offered space must comply with all Federal, State, and Local requirements. Offerors shall enter $0 for SHELL rent in years 6-10 for the 10-year / 3-year firm term.

Offers must be submitted through the GSA Leasing Portal (leasing.gsa.gov). When submitting, enter "25REG04" in the RLP # field. Required attachments include a scaled floorplan, authorization to represent ownership, and a marketing package with photos of the finished and furnished space. Offerors must also complete all portal questions regarding property and pricing.
