Scope of Work
This project involves comprehensive rehabilitation of two residential structures, Quarters 5 and Quarters 6, addressing deteriorated plumbing, HVAC systems, mold, and drainage issues.
For Quarters 5:
- Full crawlspace encapsulation.
- Installation of a dehumidifier system with a condensate pump.
- Replacement of existing cast iron plumbing piping with new PVC piping (interior).
For Quarters 6:
- Demolition and replacement of deteriorated plumbing components.
- Crawlspace encapsulation.
- HVAC ductwork replacement.
- Installation of a dehumidification system.
- Installation of approximately 316 lineal feet of French drain and gutter downspout extensions for improved drainage.
- Demolition and removal of existing HVAC ductwork and plumbing components.

General Requirements:

- Contractor must maintain continuous access and utility service to adjacent facilities, ensuring sewer services to the NRM building, Maintenance Yard, and Quarters 5 remain operational.
- Mold remediation must follow EPA guidelines.
- Work will be phased sequentially, with Quarters 6 completed before Quarters 5. Quarters 5 is currently occupied; occupants will be relocated during work.
