Quick Summary
The U.S. Department of Veterans Affairs (VA) is conducting market research through an Expression of Interest (EOI) for a Community Based Outpatient Clinic (CBOC) lease in Prince George County, Maryland. This initiative aims to identify potential sources and suitable locations for a new outpatient facility. Responses are due June 5, 2026, by 5:00 PM ET.
Scope of Work
The VA requires between 66,198 and 79,337 ABOA Square Feet (maximum 91,237 RSF) for an outpatient clinic. The facility must be located within a specific delineated area in Prince George County, MD, bounded by Route 214 (North), Route 373 (South), Route 301 (East), and Route 210 and the Maryland/DC Boundary Line (West). Key requirements include a 20-year firm lease term, anticipated occupancy by Summer 2030, and a maximum of 400 parking spaces (5.00 spaces per 1,000 ABOA SF). Building and site criteria specify that the property must not be in a 100-year floodplain, must be zoned for VA use, cannot contain living quarters, and requires a loading dock. Undesirable configurations like atriums or excessively long/narrow spaces should be avoided.
