Scope of Work

The project involves replacing three existing Air Handling Units (AHUs 18, 20, and 22) with four new units (AHU 20 will be replaced by AHUs 20A and 20K, with 20K dedicated to the 1st-floor kitchen). The scope includes the installation and replacement of associated electrical panel boards, breakers, cabling, conduit, steam piping, chill water piping, and hydronic piping. Contractors will integrate and program DDC upgrades, exhaust fans, and control systems with the existing Schnider EcoStruxure Building Automation System (BAS). Additional work includes replacing ducts, trunks, and Variable Air Volume (VAV) terminal boxes, creating new zones, resizing existing ones, demolition, commissioning, and installing infection control barriers. A temporary air handler is required during AHU-18 replacement. The contractor must provide all labor, materials, tools, supervision, startup, training, O&M documentation, and a one-year warranty. A phasing plan is required to minimize patient care impact, with potential for varied work hours (after 1700 weekdays and weekends). Ceiling replacement includes both grid and tiles.
