This solicitation is for the renovation of the current storage and service area of the Anacostia Park Skating Pavilion concessions building to a full-service commercial kitchen with a service area. The project includes furnishing and providing hookups for sinks, a mop sink, hand sink, prep sink, and a three-compartment sink. It also includes providing hookups for a tenant-furnished electric griddle and two electric deep fryers, and installing a kitchen hood. Upgrades to the HVAC system, light fixtures, deep fryers, and installing a kitchen hood are also part of the scope. The project aims to meet Architectural Barriers Act Accessibility Standards (ABAAS) requirements and commercial kitchen building, health, and fire codes.

• Demolish existing vinyl composition tile floor and adhesive down to bare concrete slab.

• Refinish concrete slab floor, including patching and sealing.

• Repair and refurbish service windows, including replacing acrylic lites and overhead rolling shutters.

• Install new plexiglass windows with pass-through sliding doors.

• Remove and replace existing hollow metal (HM) door and frame.

• Refinish concrete counter.

• Replace three (3) service counter lights with new integrated LED can light fixtures.

• Replace one (1) overhead fluorescent fixture with a new LED fixture.

• Patch and paint walls and ceiling.

• Provide and install vinyl base at GWB walls.

• Cut and frame a pass-through window to connect the Service Area to the Kitchen Area.

• Provide and install three (3) new GFCI-protected duplex receptacles.

• Demolish existing vinyl composition tile floor and adhesive down to bare concrete slab in the kitchen area.

• Refinish concrete slab floor in the kitchen area.

• Remove and dispose of existing window air conditioning unit and patch wall.

• Provide and install a new suspended acoustical ceiling tile (ACT) system and grid.

• Fur interior walls at wet wall (NW) and cook wall (NE).

• Frame and finish a new closet for electrical and security panels.

• Replace existing 36” hollow metal (HM) exterior door with a 40” HM exterior door.

• Plumb, furnish, and install one (1) 4” floor drain.

• Plumb, furnish, and install one (1) hand sink, one (1) prep sink, one (1) mop sink, and one (1) three-compartment sink.

• Provide and install new grease interceptor.

• Provide and install new electric hot water heater.

• Provide and install one (1) Type I commercial kitchen exhaust hood with external ductwork.

• Provide and install a 4-ton rooftop packaged HVAC unit.

• Provide and install seven (7) new overhead light fixtures.

• Provide and install two (2) emergency lighting units with battery backup.

• Provide and install fourteen (14) new receptacles.

• Relocate and upgrade electrical panel to meet power requirements.

• Relocate security panel and extend existing security system.

• Provide and install ceiling-mounted heat detector.

• Patch and paint walls and ceiling.

• Contract Type: Firm Fixed Price Small Business Set Aside.

• Period of Performance: 120 days after issuance of full Not-to-Proceed (NTP). NTP start date is based on actual mobilization date. Mobilization shall not begin until after July 6, 2026.
