Scope of Work
The contractor will provide all supervision, labor, equipment, and materials for three main components:
- ADA Ramp Installation: Demolition of existing concrete steps and construction of a new ADA ramp and steps, adhering to provided construction drawings and specifications, including Board of Architectural Review Thomas & Denzinger Architects Design. Clarifications confirm the ADA ramp is included and drawings are available. Bluestone at ramp edges is 2"x18", with expansion joints where bearing conditions change.
- Interior Painting: Moving and protecting furniture, painting and caulking 16 bedroom/bathroom walls, ceilings, and crown molding across three floors. This includes baseboards, window/door trim, and at least seven ceilings (specifically in patient rooms). Kitchen cabinets require repainting, involving removal of doors, surface prep, and spray painting.
- Exterior Painting: Painting all exterior trim, fascia, soffits, decorative wood columns, porch ceilings, doors, Pergola, and the outdoor Pavilion (exterior and interior). All paintable exterior surfaces will be scraped, pressure-washed, repaired/replaced, primed, and painted. RFI answers clarify that all exterior doors, including aluminum, require refurbishment, and a CLIN will be added for woodpecker damage repair. Gutters do not need removal for painting soffits and fascia.
