Statement of Work (SOW) / Performance Work Statement (PWS)

This Statement of Work outlines the requirements for the design and construction of a new 1200 square foot enclosed mezzanine in Building 238, South Center.

• Design and construction of a new mezzanine (30' x 40') including stairs.

• The enclosed space will feature an office, a break room, and a multi-purpose area (computer lab/meeting space).

• Includes all associated structural, electrical/lighting, data, and fire alarm/suppression systems.

• Contractor to provide labor, materials, and equipment.

• Design should prioritize a maximum of nine (9) support columns and avoid new footings where possible; alternatives or dual-option proposals are required if not feasible.

• Fabrication and erection of the steel structure, decking, and stairs.

• Framing and finishing of walls and ceiling for the upper level.

• Installation of interior finishes (flooring, cabinetry).

• Installation of electrical, data, and lighting systems for the upper mezzanine and the area below.

• Stub out plumbing supply and drain lines (final installation by customer).

• Integration of fire alarm and suppression systems as required by code.

• All work must adhere to applicable life safety and building codes.

• Structure and stairs must be rated for intended office/assembly occupancy.

• Lighting to be LED with dimmer switches, meeting applicable brightness standards. Proposal must include designed Lumen counts.

• Design must ensure customer can meet all plumbing codes.

• Location: South Center section of Building 238.

• Support Columns: Design for a maximum of nine (9) columns, bolted to the existing concrete slab. No new footings preferred.

• Clear Height (Below Mezzanine): Minimum of 11'0" clear height from the ground floor to the underside of the mezzanine.

• Paint: All steel components to be painted light grey with a durable, industrial-grade primer and paint.

• Flooring: Carpet tiles in Main Area/Office; Luxury Vinyl Plank (LVP) wood planks and rubber wall base in Break Room.

• Break Room: Install upper and lower cabinetry, double-basin kitchen sink, and provide three (3) dedicated circuits for refrigerators and four (4) for microwaves.

• Data: Install data runs to designated computer locations in the multi-purpose area and office.

• Codes and Standards Compliance: Must conform to Unified Facility Criteria (UFC), Hill Air Force Base Facility Design Standards, and all applicable local and national building, electrical, plumbing, mechanical, and fire safety codes.

This Statement of Work (SOW) details the requirements for the design and construction of a new 1200 square foot enclosed mezzanine within Building 238, South Center.

The contractor shall provide all labor, materials, and equipment for:

• Design: Develop a complete design package adhering to specified codes and standards. Prioritize a maximum of nine (9) support columns and avoid new footings where feasible. Alternative or dual-option proposals are acceptable if the preferred approach is not viable or cost-prohibitive.

• Construction: Fabricate and erect the steel structure, decking, and stairs for the mezzanine.

• Enclosure: Frame and finish interior walls and the ceiling for the upper level.

• Interior Finishes: Install flooring, cabinetry, and other specified finishes. Options for flooring (carpet tiles, LVP) are to be provided for customer selection.

• Utilities: Install electrical, data, and lighting systems for both the upper mezzanine and the ground floor area below. The contractor will stub out plumbing supply and drain lines, with final connections handled by the customer.

• Safety Systems: Integrate fire alarm and suppression systems as required by code.

• Dimensions: 30’ x 40’ mezzanine.

• Location: South-center portion of Building 238.

• Clear Height (Below): Minimum 11'0" from ground floor to the underside of the mezzanine.

• Support Columns: Maximum of nine (9), bolted to the existing concrete slab preferred.

• Load Bearing: Structure and stairs must meet requirements for office/assembly occupancy and facility codes.

• Paint: All steel components to be painted light grey with industrial-grade primer and paint.

• Break Room: Include upper and lower cabinetry, a double-basin kitchen sink, faucet, and disposal.

• Electrical: Install data runs to designated locations. Provide dedicated circuits for refrigerators (3) and microwaves (4) in the break room.

• Lighting: All LED fixtures with dimmer switches, meeting applicable brightness standards. Include designed Lumen counts per area. Lighting required on the upper level and under the mezzanine to illuminate the ground-level area.

All work must conform to the latest editions of Unified Facility Criteria (UFC), Hill Air Force Base Facility Design Standards, and all applicable local and national building, electrical, plumbing, mechanical, and fire safety codes.
