This involves repairing cracks, treating mold, replacing damaged trim, caulking, priming, and applying specified latex, masonry, and semi-gloss paints. Electrical panel covers in corridors must be spray painted, and room number stickers/plaques removed and replaced. Lead paint is present in M458, requiring encapsulation (not abatement) and a hazardous materials plan. Sprinkler pipes and aluminum window frames are excluded from painting. Flooring: Requires removal of existing flooring and installation of new Luxury Vinyl Tile (LVT) in sleeping rooms. Epoxy Resinous Flooring will be installed in shared/common spaces, lounges, stair treads, and stairwell flooring where existing systems are removed. All flooring surfaces must be free of previous adhesives, LVT sealed, and transition strips/rubber cove base replaced. The contractor is responsible for field verifying all measurements, providing material, labor, equipment, and supervision, and moving/resetting furniture.
