Scope of Work
The contractor will provide construction services for upgrades to the condenser water and chilled water systems in the basement and penthouse of Building A. Key tasks include:
- Installation of Condenser Pump(s), Chilled Water Pump(s), Heat Exchanger(s), VFDs, and associated Piping and Controls.
- Demolition and removal of existing equipment.
- Survey and abatement of hazardous materials.
- Provision of temporary cooling systems if required.
- Submission of a complete project schedule.
- Coordination with commissioning agents, Construction Manager (CM), and Quality Assurance (QA).
- Maintaining a clean work site.
Contract Details
- Contract Type: Firm Fixed Price (FFP).
- Period of Performance: 300 calendar days from the Notice to Proceed (NTP), anticipated from July 2026 through April 2027.
- Completion Milestones: Substantial Completion within 270 calendar days after NTP; Final Completion within 300 calendar days after NTP.
- Offer Price Guarantee: 120 days from the proposal submission date.

Submission & Evaluation
Proposals must be submitted in two parts: a "Technical Proposal" and a "Price Proposal." An original and four copies are required, along with a separate electronic copy. Sealed envelopes must be clearly marked with the solicitation number, offeror's name/address, and due date/time.
- Evaluation Criteria: Technical Criteria (85 points) and Price (15 points).
- Acknowledgement of Amendment: Offerors must acknowledge receipt of Amendment No. 01 by signing and attaching a copy to their proposal, or as otherwise stated in the original solicitation documents. Failure to do so may result in proposal rejection.
