  • Total Building Area: Approximately 34,000 to 36,500 SF, consisting of:
    • Warehouse Space: Approximately 27,000 to 30,000 SF. Features should include 25-32 ft clear height, modern design, minimum 3 high docks, and at least 1 ground-level drive-in door.
    • Office Space: Approximately 5,000 to 6,500 SF.
  • Outdoor Yard: Approximately 37,000 to 42,000 SF of mostly contiguous paved area, suitable for heavy truck and container traffic.
  • Site Features: Full or near-full paving of operational areas, adequate circulation for WB-67 / 53-foot tractor-trailers, and sufficient on-site parking.
  • Utilities & Infrastructure: Industrial-scale demand, adequate power, fire protection, and telecommunications.
  • Security: Capable of supporting a secured perimeter and controlled-access environment.
  • Zoning: Industrial / Light Industrial, or equivalent, permitting warehouse, office, and outdoor storage.

Location & Transaction Structures

The government is primarily interested in properties located within approximately a 30-mile radius of Baltimore-Washington International Airport (BWI), within approximately a 30-mile radius of Washington Dulles International Airport (IAD), or within the greater Houston, Texas metropolitan area. Other East Coast or Gulf Coast locations providing direct or efficient access to major seaports and/or international airports will also be considered. The government may consider properties available through lease, purchase, lease with option to purchase, build-to-suit lease, or other transaction structures. Target occupancy is on or after June 1, 2029.
