Scope of Work
The Government seeks a single-tenant facility with operational control. Key requirements include:
- Total Site Area: Approximately 180,000 SF (±5%).
- Building Area: Approximately 34,000 to 36,500 SF total, comprising 27,000-30,000 SF of warehouse space and 5,000-6,500 SF of supporting office space.
- Outdoor Yard: Approximately 37,000 to 42,000 SF of mostly contiguous paved area, suitable for heavy truck and container traffic.
- Building Features: Preferred clear height of 25-32 feet, modern warehouse design, minimum 3 high docks, and at least 1 ground-level drive-in door. Covered exterior loading/unloading is desirable.
- Site Features: Full or near-full paving, adequate circulation for WB-67 / 53-foot tractor-trailers, and sufficient on-site parking.
- Utilities & Infrastructure: Industrial-scale demand, adequate power, fire protection, and telecommunications.
- Security: Capable of supporting a secured perimeter and controlled-access environment.
- Zoning: Industrial / Light Industrial, or equivalent.
- Location Preferences: Within a 30-mile radius of Baltimore-Washington International Airport (BWI), Washington Dulles International Airport (IAD), or the greater Houston, Texas metropolitan area. Other East Coast or Gulf Coast locations with direct access to major seaports and/or international airports are also considered. The Government seeks one site, with multiple areas for market research only.
