Purpose & Scope
This opportunity requires Design-Build Services to replace and upgrade the existing HVAC system components, controls, and associated infrastructure at the BLM Rawlins Field Office (1300 North 3rd Street, Rawlins, WY). The project aims to improve energy performance and address end-of-life equipment in the two-story, 32,000 square foot building.
The comprehensive scope includes:
- Demolition: Removal of existing rooftop air handler units, VAV boxes, boilers, pumps, and split HVAC units.
- Construction & Installation: Installation of new packaged DX rooftop HVAC units, VFDs, VAV boxes, thermostats, gas-fired boilers, pumps, and split HVAC units for telecom/computer rooms. This also covers associated controls, electrical upgrades, and modifications to the existing HVAC control system.
- Design & Controls: Performance of Architect-Engineer (A/E) services, development of construction documents, and updating the existing Johnson Controls "Metasys" direct digital control (DDC) system.
- Testing & Commissioning: Comprehensive Testing, Adjusting, and Balancing (TAB) and commissioning of the new HVAC system, integrated into the Metasys network.
All work must comply with ASHRAE standards (90.1, Guideline 0, 1.1, 36) and relevant building codes. The facility will remain occupied during construction, requiring careful phasing, with potential for the building to be vacated for up to two weeks for crane operations.
