Scope of Work

The project encompasses two distinct sites:

  • George Washington Birthplace National Monument (GEWA):
    • Repointing Brickwork: 100% of mortar joints on the Memorial House Museum and Colonial Revival Kitchen require repointing. This includes mortar analysis by a qualified laboratory, D/2 Biological Solution cleaning, hand tool removal of deteriorated mortar, and repointing with approved lime-based mortar. Work must adhere to the Secretary of the Interior's Standards for Historic Preservation.
    • Gutter Installation: New 20 oz. copper, 6-inch seamless half-round gutters and 3-inch plain round downspouts are required on the Main Structures.
  • Thomas Stone National Historic Site (THST) Visitor Center:
    • Roofing: Removal of the existing metal roof and installation of a new "Vertical Seam" snap seam metal roofing system with high-temperature resistant underlayment. Flat roof sections will be reframed to a minimum 3:12 pitch. A 10% allowance for plywood replacement is included.
    • Gutters & Downspouts: Installation of new "K-Style" seamless gutters and downspouts. Snow guards are required, installed one per seam, staggered, 1-2 feet from the bottom edge. All existing flashing at wall transitions, penetrations, valleys, and roof intersections must be replaced.

Key Requirements & Clarifications

  • Personnel: A Site Superintendent with a minimum of three years' experience is required and can fulfill the roles of Site Safety and Health Officer (SSHO) and Quality Control Manager (QCM).
  • Warranties: A one-year warranty from substantial completion is required for overall work, with a two-year warranty for THST work and a 50-year paint warranty for the THST roofing system.
  • Materials: Only 20 oz. copper is acceptable for gutters. Hazardous materials surveys were not completed for existing roofing, flashings, or painted components.
  • Site Operations: The THST Visitor Center will remain open during construction; contractors must ensure safe egress and pedestrian protection.
  • Wage Rates: Davis-Bacon Wage Rates apply, with specific determinations for Virginia (GEWA) and Maryland (THST). If a labor category is not listed in the Virginia determination, Maryland rates should be used.
