Scope of Work

The contract requires an annual maintenance and repair service for twelve CHI 6181 roll-up doors with Liftmaster GH503L5 operators. Services include:

  • Two (2) preventive maintenance visits per year for inspection, adjustment, lubrication, testing, and necessary repairs.
  • On-call emergency repair services for the base year and four (4) option periods.
  • All labor, materials, equipment, and parts to ensure consistent full operational status of the doors.
  • Contractor is responsible for providing all necessary aerial lifts, scaffolding, and fall protection equipment.
  • Troubleshooting door indication and control circuits within the Control Room, without software involvement.

  • Contract Type: Anticipated Firm-Fixed-Price Purchase Order, with Time & Materials for repair services.
  • Period of Performance: A 12-month base year plus four (4) 12-month option periods.

  • Repair Limit: Combined emergency and non-emergency repairs shall not exceed $10,000.00 annually. If an estimate exceeds this, the contractor must submit justification for NIST review and approval, leading to a bilateral change order if approved.

Key Requirements & Performance Standards

  • Doors must be consistently fully operational, with repairs adhering to industry, NIST, and OSHA standards.
  • Contractor must supply a comprehensive safety plan. All repair parts must be new.
