Scope of Work
The contractor will provide an annual maintenance and repair service contract for twelve CHI 6181 roll-up doors with Liftmaster GH503L5 operators on the hybrid cooling tower. This includes all labor, materials, equipment, and parts to ensure consistent full operation. Services comprise two (2) preventive maintenance visits annually, along with on-call emergency repair services for the base year and four (4) option periods. Repairs must adhere to industry, NIST, and OSHA standards, using new parts. Emergency and non-emergency repairs combined are not to exceed $10,000.00 annually.
Contract Details
This is anticipated to be a Firm-Fixed-Price Purchase Order. The period of performance includes a 12-month base year and four (4) 12-month option periods, with a total duration not to exceed 5 years and 6 months. The solicitation includes the following Contract Line Item Numbers (CLINs):
- CLIN 0001: Inspections & Maintenance Services (Firm Fixed Price)
- CLIN 0002: Non-Emergency Repair Services (Time & Materials, Normal Business Hours)
- CLIN 0003: Emergency Repair Services (Time & Materials, Outside Normal Business Hours) The place of performance is on-site at the NIST Gaithersburg, MD campus.
Submission & Evaluation
Quotations must be submitted electronically via email to ranae.armstrong@nist.gov with a copy to Donald.collie@nist.gov by April 24, 2026, at 4:00 p.m. EST. The RFQ number must be referenced in the subject line. Award will be made to the responsible offeror whose quotation is most advantageous to the Government, with non-cost factors (Technical Capability, Experience, Past Performance) being more important than price. The Government may award without discussions. Offerors must be actively registered in SAM.gov (NAICS Code: 238990, $19 million size standard). Quotations should be divided into three volumes: Technical, Price, and Terms and Conditions. Offerors must use the provided "Relevant Experience Project Data Sheet" and "Past Performance Questionnaire" to demonstrate qualifications.

A site visit is scheduled for April 08, 2026, at 10:00 a.m. EST at NIST, Building 225, Gaithersburg, MD. Attendance is strongly encouraged.
