Scope of Work
The requirement is for an annual maintenance and repair service contract, including all labor, materials, equipment, and parts. Services include two (2) preventive maintenance visits per year and on-call emergency repair services. The contractor must be familiar with CHI 6181 door models and Liftmaster GH503L5 operators. Performance standards require doors to be consistently fully operational, repairs to meet industry/NIST/OSHA standards, and a comprehensive safety plan. All repair parts must be new.
Contract Details
This is a Combined Synopsis/Solicitation (RFQ), with an anticipated Firm-Fixed-Price Purchase Order. The contract will consist of a 12-month base year and four (4) 12-month option periods, with a total duration not to exceed 5 years and 6 months. The place of performance is on-site at the NIST Gaithersburg, MD campus. The NAICS code is 238990 (All Other Specialty Trade Contractors) with a $19 million size standard. Emergency and non-emergency repairs combined shall not exceed $10,000.00 annually.
Submission & Evaluation
Quotations are due electronically by April 24, 2026, at 4:00 p.m. ET to ranae.armstrong@nist.gov and Donald.collie@nist.gov. Written questions must be submitted by April 15, 2026, at 12:00 p.m. ET. Award will be made to the responsible offeror whose quotation is most advantageous, with non-price factors (Technical Capability, Experience, Past Performance) being more important than price. The government may award without discussions. Required submissions include a Technical Volume, Price Volume, and Terms and Conditions, along with a Past Performance Questionnaire (PPQ) and an Experience Project Data Sheet.
