Quick Summary

The U.S. Army Corps of Engineers (USACE), Baltimore District, is conducting market research through a Sources Sought / Request for Information (RFI) to identify potential sources for warehouse, office, and outdoor storage space. The Government seeks a single-tenant facility for lease, purchase, or build-to-suit arrangements. This RFI is for planning purposes only and is not a solicitation. Responses are due June 5, 2026, at 5:00 P.M. Eastern Time.

Scope of Requirement

The Government requires a single facility with approximately 180,000 SF (±5%) total site area, including a building of 34,000 to 36,500 SF (primarily 27,000-30,000 SF warehouse and 5,000-6,500 SF office), and 37,000 to 42,000 SF of mostly contiguous paved outdoor yard. Key features include 25-32 feet clear height, modern warehouse design, minimum 3 high docks, and 1 ground-level drive-in door. Properties capable of modification, redevelopment, or build-to-suit delivery are acceptable. Preferred locations are within a 30-mile radius of BWI or IAD airports, or the greater Houston, Texas metropolitan area. Other East Coast or Gulf Coast locations with direct access to major seaports/airports will also be considered.
