Scope of Requirement
The Government requires a single facility with approximately 180,000 SF (±5%) total site area, including a building of 34,000 to 36,500 SF (primarily 27,000-30,000 SF warehouse and 5,000-6,500 SF office), and 37,000 to 42,000 SF of mostly contiguous paved outdoor yard. Key features include 25-32 feet clear height, modern warehouse design, minimum 3 high docks, and 1 ground-level drive-in door. Properties capable of modification, redevelopment, or build-to-suit delivery are acceptable. Preferred locations are within a 30-mile radius of BWI or IAD airports, or the greater Houston, Texas metropolitan area. Other East Coast or Gulf Coast locations with direct access to major seaports/airports will also be considered.
